Our second year of operation saw more engagement with community as we pushed to get a CLT in operation. We recognised that those in the public that even know about CLTs are daunted by the challenge of working towards land access, project credit, resident finance and government support. We continue to build bridges towards the necessary professionals to streamline these challenges.Â
One of our primary concerns is developing the modelling to make projects stack up for finance. Karl has spent a ton of time in the RnD space investigating the potential efficiencies available and will get this into the public domain soon. The savings are looking impressive over a lifetime of residents who can benefit from perpetual affordability. Another key concern is making sure that any project does not begin by taking on too much debt.Â
Finding access to that land donation is key, or if a purchase must be made, ensuring it doesn’t weigh the entire project down. We have been encouraged by a number of landowners who have come forward with offers of land. Our team is currently preparing for our most high level meet so far.Â
Much of our work has been making government submissions. We produced ten of them over the last year! Highlights from these included presenting at the Build to Rent Inquiry and the Help to Buy Inquiry. Knowledge of CLTs continues to grow as we use innovative ways to bring them to the attention of the public, including via the AirBNB report.
